Tax Sale
Any Municipal taxes or charges, such as sewer service charges, that are delinquent from the prior year will be subject to tax sale in the current year. The delinquencies will be subject to interest and charges as set forth by the state of New Jersey. The tax sale can be held at any time after April 1st. A tax sale list will be published weekly in the echoes-sentinel for four weeks. At the sale, a lien will be sold for the amount due with interest starting at 18% and going down as bid.
Lienholder’s Rights
The lienholder is entitled to an additional flat fee of 2%, 4%, or 6% depending on the amount of the lien. The lienholder is also entitled to pay any subsequent delinquencies. Example: Any lien holder with a lien for sewer charges can pay any subsequent tax delinquencies. To redeem the lien you must pay all subsequent payments, interest, and penalties due.
Foreclosure
The lienholder can begin to foreclose on the property two years after the purchase of the tax sale certificate and they may be entitled to legal fees. If the Township gets the lien they are allowed to begin to foreclose after only six months. It is in the best interest of the property owner to try to avoid the tax sales process to avoid the sometimes large additional costs of a lien.
Redeem a Lien
To redeem a lien, you must submit a request in writing. Please include the name and phone/fax number of the contact and the date of the redemption. You must be a party of interest for the owner or mortgage company. The preparation of the redemption figures will not be immediate. Properties facing foreclosure may be a priority and you must allow time for completion.
